At 15 storeys, the scheme is four storeys lower than originally planned and only marginally higher than the recently completed development on Marketfield Way. (More detail here)

Development in Redhill is very much plan led by the Reigate and Banstead Borough Council. For the station, the Borough’s guidance identifies this as the location for the tallest building in the town providing a marker. Around the station, all key sites are now either in a settled state or owned by the Borough. For more tall buildings to be built, the Borough’s plans would need to change substantially.

The roads and traffic will be very similar to how they are now, and after detailed review Surrey County Highways are in agreement with the suitability and safety of the highway changes. Living by a train and bus station, residents here would be suited to a car free lifestyle, and already 40% of Redhill town centre households live this way. The plans will provide a car club, a system for pooling a car for many people to use, and a bus travel incentive scheme which will be available to all members of the community

The current forecourt is car dominated, unattractive and presents real challenges for people with mobility impairments. Relocating the forecourt allows us to increase the west station entrance floor area by 50%, resolving design issues and improving the experience for all users connecting with the town and bus station. The new forecourt at Redstone Hill replaces dilapidated existing structures, with purpose designed drop off spaces and increased taxi provision alongside accommodation for future rail replacement functions.

There will be a 20% increase in cycle parking on the station site, and a new shared cycleway improving links between the station and the north of the town via Memorial Park. The new facilities will have improved security and also cater for different types of bikes including e-bikes. (More detail here)

The bus station is owned by the Borough and whilst any redevelopment of this facility will be led by them, the station redevelopment will increase the local bus stop capacity by 15% on Princess Way. This could provide the capacity needed to relocate bus services during a more comprehensive bus station redevelopment in the future. An option has also been tabled to evolve the servicing strategy for the scheme could also release a further space for bus stops and add a further 15% increase to stopping capacity.

Our investigations have found that current yellow line parking restrictions in the town centre and surrounding residential streets are already highly effective, and that low car ownership is a principle already successfully adopted among those living in the town centre. Residents of the new homes would not be able to get a permit to park locally, and they are consciously buying into a location with excellent public transport connections.

As the scheme delivers £6m of improvements into the public assets of the station, it cannot also support affordable housing. The position is similar to the Councils recent Marketfield Way development where the scheme was consented without affordable housing in consideration for the public benefits it brought. We are exploring the means to deliver this, through further initiatives such as a grant from Homes England. 

If the scheme is approved, Solum will sign an agreement with Reigate and Banstead Borough Council called a Section 106 Agreement, which will detail funding Solum must provide for any other local services which are impacted

This is the best place to build new homes, protecting the green belt whilst supporting the existing town centre. The aim of the project has been to provide homes on-site to support significant improvements to the public assets that comprise Redhill Station without recourse to public funding.

The current design has gradually evolved following community feedback and in consultation with rail stakeholders, design officers at Reigate and Banstead Borough Council. The station will be significantly improved, including accessibility for disabled passengers, a more spacious station entrance for pedestrians and cyclists, a new cycle parking hub and retail space on Princess Way. The changes will uplift the experience for everyone both in and around the station, and establish positive momentum for further investment in the town. (More detail here)

Yes. As well as the improvements to the station, the scheme will add CCTV on the path to Marketfield Way and improve the pedestrian underpass and public realm around Redstone Hill and along Princess Way. Yes. The majority of new homes will have private balconies, and all will have access to separate roof gardens in each building. The scheme also includes improvements to the public space along Princess Way and enhances cycle connections to Memorial Park. (More detail here)
